These Terms & Conditions govern your use of velvet.nyc (the “Website”), which is operated by Velvet Real Estate (“Velvet,” “we,” “us,” or “our”). By using the Website, you agree to these terms. If you do not agree, please do not use the Website.
The Website provides general information about property management, buyer and seller representation, developer services, and board package support in New York City. Website content is informational and may be changed, corrected, or removed at any time without notice.
Visiting the Website, submitting an inquiry, or scheduling a meeting does not create a brokerage, agency, fiduciary, property-management, attorney-client, or other professional relationship. Any engagement with Velvet is governed by a separate written agreement signed by the relevant parties.
Nothing on the Website is legal, tax, accounting, engineering, architectural, or financial advice. You should consult a qualified professional about your particular circumstances.
Property descriptions, availability, pricing, measurements, market information, neighborhood information, and other details may come from third parties and may change. Velvet does not guarantee that this information is complete, current, or error free. Users should independently verify information that is important to a real estate decision.
An online appointment request is not confirmed until Velvet accepts it. When you submit contact information, you authorize us to respond about your inquiry. Please do not submit confidential, financial, government-identification, or other sensitive information through the general Website contact form.
The Client Login link leads to a separate web application. Portal access may be subject to additional terms and privacy notices. Users are responsible for keeping their credentials confidential and for promptly reporting suspected unauthorized access.
Unless otherwise indicated, the Website’s design, text, graphics, branding, and original content belong to Velvet or its licensors and are protected by applicable law. You may view and print reasonable portions for personal, noncommercial use, but may not reproduce, republish, modify, sell, or exploit Website content without written permission.
The Website or Velvet client application may link to or display information supplied by third parties. Those services are governed by their own terms and policies, and Velvet is not responsible for third-party sites, services, availability, or content. A link does not imply endorsement.
Walk Score® and related neighborhood data are provided by Redfin and are for general informational purposes. Scores and methodologies may change and should not be the sole basis for a property decision. Use of that information is subject to the applicable Redfin and Walk Score terms. You may not use the Website to violate law, infringe another person’s rights, transmit malicious code, attempt unauthorized access, interfere with Website operation, scrape or harvest data at scale, impersonate another person, or submit false or misleading information.

To the extent permitted by law, Velvet disclaims warranties concerning uninterrupted operation, security, accuracy, merchantability, fitness for a particular purpose, and non-infringement. Nothing in these terms excludes a right or remedy that cannot lawfully be excluded.
To the extent permitted by law, Velvet will not be liable for indirect, incidental, special, consequential, or punitive damages arising from use of, or inability to use, the Website or third-party services. This provision does not limit liability that cannot legally be limited.
We may revise these terms by posting an updated version on this page and changing the effective date. Continued Website use after an update means you accept the revised terms.
These terms are governed by the laws of the State of New York, without regard to conflict-of-law principles.
